From Newport join the A41 and head west towards Market Drayton. Turn left at the cross roads signposted Howle, Childs Ercall, Ercall Heath and Tibberton. Take the second right for Childs Ercall and the site is located on the left once you reach the village. The land is denoted by a Berrys for sale board. 

PLANNING Outline planning consent has been approved by Shropshire Council, subject to a section 106 agreement for the erection of two detached dwellings on the land. The sale will be subject to the conditions contained within the planning consent. Details of the planning decision are available from the selling agent. 

ACCESS The site is accessed directly off the adjoining public highway known as Village Road. 

SERVICES The purchaser will be responsible for making their own enquiries with the relevant utility providers and is responsible for all necessary connections to the utility services. A water drain currently passes under the footprint of a proposed dwelling. The purchaser is required to relocate the drain to between the two dwellings at their own cost.
